Watermark is a 452-unit multifamily adaptive reuse development in partnership with Douglas Development Corporation, a fully integrated developer in the Washington metropolitan area. The property opened in Summer 2020.

The property is located at 1900 Half Street, SW on a 2.6-acre waterfront parcel in Buzzard Point on the west bank of the Anacostia River. 75% of the units have views of the water.

The existing office building that was converted to residential use required a full gut renovation of all existing façade elements and the removal of 215,000 SF of floor slab to complete the structural conversion.

The property is LEED-Gold (Leadership in Energy and Environmental Design) certified and won the Delta Associates award for 2021’s “Best Washington/Baltimore Adaptive Reuse Apartment Community”.

The submarket has and continues to benefit from major infrastructure investment from the Government of the District of Columbia, including the creation of Nationals Park, Audi Field, and the new $480mm Frederick Douglass Memorial Bridge. The area’s master plan calls for a vibrant, mixed-use neighborhood with 10mm+ square feet of residential and retail development, increased pedestrian circulation and improved waterfront access.
